Biography
AnnaDanielle Carter is a third-generation Fort Myers native with nearly three decades of experience in the community association field, including more than 15 years representing condominium and homeowners' associations throughout Southwest Florida. As Chair of Hamilton Mikes' Community Association Practice Group, she works with community association boards on the legal and practical issues they encounter in leading their associations.
Danielle's practice includes developer turnover and transition, governing documents and amendments, board and director decision-making, covenant and rule enforcement, fair housing and disability accommodations, contracts and vendor relationships, collections and lien enforcement, and dispute resolution, including arbitration, mediation, and litigation.
Her approach is practical and board-focused. Danielle helps directors and managers understand their legal authority, navigate the decision-making process, and consider the practical impact of difficult issues before them. She recognizes that association directors are volunteers making consequential decisions for their communities and strives to provide advice that is both legally sound and understandable to the people responsible for putting it into practice.
Danielle regularly speaks to community association boards, managers, attorneys, and professional organizations on developments in Florida community association law and practical issues affecting association operations. She is also currently pursuing a Master of Arts in Counseling at Westminster Theological Seminary.
