AnnaDanielle Carter (“Danielle”) brings over 24 years of legal experience to Hamilton Mikes, P.A. Since 1997, Danielle’s legal experience has been focused in the area of Condominium and Planned Development Law. During her career, Danielle has provided legal counsel to hundreds of condominium, homeowner and other common-amenity associations throughout Florida.
Danielle’s work includes counseling and advising community associations in all facets of association operations such as governing document interpretation; enforcing governing documents; drafting changes to governing documents; negotiating and drafting contracts; and ensuring compliance with state and federal statutory and administrative requirements to more complex matters involving property mergers, construction defects, fair housing issues, insurance claims, and disaster planning. Danielle provides practical legal and business solutions to specific client needs.
As a seasoned and accomplished litigator, Danielle represents community associations before various state and federal agencies including the Division of Florida Condominium, Time Share and Mobile Homes; Florida Commission on Human Relations (FCHR); United States Department of Housing and Urban Development (HUD); in all Florida state and appellate courts; and in the Middle and Southern District of Florida Bankruptcy Courts and, should the need arise, the Supreme Court of the United States. Danielle’s passion for legal research, litigation strategy, knowledge of the substantive area of law, and high standard of professionalism makes her a zealously advocate for community associations in these forums.
Danielle is a member of the Real Property Probate and Trust Law (RPPTL) Section of the Florida Bar, and she is also a member of the Lee County and Collier County Bar Associations.
Prior to joining Hamilton Mikes in 2011, Danielle worked as a law clerk for the city attorney’s office in Sunrise, Florida and at the Inter-American Center for Human Rights. Her experiences there included drafting legal briefs considered by the Supreme Court of the United States and Florida’s Supreme Court. Danielle also managed Kelly Law Registry’s largest national account before becoming a contract attorney for Shook, Hardy & Bacon, LLP, one of the nation’s top-100 law firms.
Danielle graduated summa cum laude from Florida Gulf Coast University (FGCU) with a Bachelor of Science degree in Legal Studies and earned her law degree from Nova Southeastern University.
Personally, Danielle lives in Naples with her beautiful daughter. Together, they are avid equestrians, runners, and travelers.
Danielle is a guest lecturer in the legal studies programs at FGCU and Florida Southwestern State College (formerly Edison College). She has contributed content to and assisted in the editing of the textbook titled The Florida Paralegal, a reference guide for students entering the legal profession.
Danielle is an active member of First Baptist Church Naples where she faithfully serves and biblically equips women and children, and she volunteers in a local Girl Scout troop. Finally, Danielle is a frequent speaker at events and on podcasts equipping single mothers and special needs families.
“I am so blessed to utilize my unique legal strengths to help each of our clients reach their goals. Not only do I have the opportunity to provide immediate benefits to our clients, I also get to help the communities we serve achieve their long term goals.”
